On a single-skin wall with a small hole and a forgiving finish, a hammer drill and a chisel will get you through. The trouble starts as soon as the wall gets thicker, harder or more visible.
Percussion works by breaking material away, so it takes the path of least resistance. On solid double brick it wanders, and on the far side it blows out a ragged hole considerably larger than intended, usually taking plaster with it. On rendered or face-brick elevations that is a patch that never quite disappears. On reinforced concrete it will simply stop when it meets steel.
A diamond core cuts rather than breaks. The hole is the diameter of the barrel, round, straight and clean on both faces, the surrounding finish is undisturbed, and it goes through steel rather than being stopped by it. On a finished building the difference in making good afterwards is usually larger than the difference in drilling cost.
It is also much less aggressive to the structure. There is no hammering transmitted through the wall, which matters in older masonry, in apartment blocks where the neighbours are on the other side of it, and anywhere with tiling, glazing or plaster that would rather not be shaken.
Wet and Dry Drilling
Wet drilling feeds water to the barrel. It cools the diamond segments, flushes the cut and controls dust almost completely, and it is faster and kinder to the bit. The downside is slurry: a grey, gritty water that has to go somewhere, which is entirely manageable on a building site and a serious nuisance in somebody’s finished flat.
Dry drilling uses a barrel designed to run without water and a vacuum shroud that captures the dust at the cut. It is slower, harder on consumables and therefore more expensive per hole, and it is the right answer inside occupied and finished spaces where slurry is unacceptable.
Most reputable contractors will do either and will tell you which they intend to use. If you are having work done inside a furnished apartment or an operating office, it is worth asking the question before the day rather than discovering the answer afterwards. Wet drilling on an upper floor also needs someone to have thought about where the water goes, because it finds its way through slab penetrations remarkably efficiently.
Slabs, Rebar and Post-Tensioned Concrete
Drilling through a wall is largely a question of finish. Drilling through a structural slab, a beam or a column is a question of structure, and it is where the genuine risk in this trade sits.
Reinforced concrete contains steel placed where the engineer needed it. A core can cut through reinforcement, but cutting the wrong bars in the wrong place weakens the element, so penetrations through structural members should be agreed with the engineer rather than assumed. That is normal practice on a commercial job and frequently skipped on small ones.
Post-tensioned slabs are the serious case. A good deal of Johannesburg’s newer commercial stock, particularly the office towers and parking structures through Sandton, Rosebank and the Midrand office parks, is built with post-tensioned slabs: high-tensile tendons held under very high load inside the concrete. Cutting one is dangerous at the moment it happens and extremely expensive to remedy afterwards. Slabs like these are scanned before anything is drilled, using a rebar scanner or ground-penetrating radar, and the penetration is positioned around what the scan finds.
If a contractor proposes to core a structural slab in a commercial building without scanning it first, that is the point to stop and get someone else. The scan costs a fraction of the consequences.
Scanning is worth doing on older buildings for a different reason as well: conduit, water pipes and drainage frequently run where nobody expects them, and the drawings, where they exist at all, are rarely a reliable guide to what was actually built.
Getting the Detail Right
Fall to the outside. A penetration carrying refrigerant pipework and a condensate drain should be drilled with a slight fall towards the outside face, so that anything running in the sleeve drains away from the building rather than into it. A dead level or, worse, a back-falling hole is a slow leak into a wall that takes a year to show up as a stain.
Sleeving and sealing. The hole wants sleeving and then sealing around the services once they are through, both to keep weather and insects out and to stop the penetration becoming a route for noise and air. Where the penetration passes through a fire-rated wall or floor, the seal has to be a rated one rather than ordinary silicone, and that is a specific product and a specific detail rather than a judgement call.
Size and position. A paired refrigerant run with insulation and a drain generally wants a larger hole than people expect, and getting it wrong means either a second hole or a compressed insulation that sweats. Ducting penetrations are larger again. It is worth having the aircon or ventilation contractor confirm the diameter and the exact position before the driller arrives, since a core in the wrong place is not something you can move.
Access. A hole three metres up an external wall is a different job from one at waist height, and the access arrangement, whether that is a ladder, a scaffold, a cherry picker or rope access, is frequently a larger line on the quote than the drilling itself.
Where This Comes Up in Johannesburg
The older solid-walled housing stock around Melville, Houghton, Rosettenville, Edenvale and the older East Rand suburbs is the domestic case. Double brick, sometimes with a plaster finish worth preserving, and no chance of a tidy result with percussion.
