Two jobs, and they are not the same. Odour removal in a toilet is a modest, intermittent duty that almost any fan handles. Moisture removal in a shower room is a real load: a hot shower puts a surprising amount of water vapour into the air in a few minutes, and unless it is taken outside it condenses on the coldest surface in the house.
That surface is rarely in the bathroom. Vapour migrates, so it tends to appear as mould in a corner of an adjoining bedroom, on the inside of an outside wall, or in the roof void above the ceiling. People then treat the symptom where it shows rather than the cause where it starts.
The practical consequence is that the fan has to run long enough to clear the moisture, not just long enough for someone to finish showering. A fan wired to the light switch stops the moment the light goes off, which is usually well before the room is clear.
Venting Into the Roof Void Is the Fault We See Most
An extractor fan has to discharge outside the building. A very large number of Johannesburg installations do not: the fan sits in the ceiling, the flexible duct runs a metre into the roof void, and it stops there, or it was never connected at all. The room clears, so the owner assumes it works.
What is actually happening is that warm, wet air is being pumped into the roof space, where it condenses on the underside of the sheeting or tiles and on the roof timbers. Over a few seasons that produces mould on the trusses, stained and sagging ceiling boards, and in bad cases rot in the timber. It is a far more expensive problem than the fan that caused it.
The fix is the same work done properly: rigid or semi-rigid duct, as short and straight as the layout allows, taken to a wall cowl, a gable vent or a roof tile vent with a backdraught shutter on it. Where the duct crosses a cold roof void in winter it wants insulating, otherwise condensation forms inside the duct and runs back down into the fan.
If you have a bathroom fan and have never seen where it comes out on the outside of the building, it is worth checking. Re-routing an existing fan to discharge outside typically runs R1,800 to R4,500, against ceiling and truss repairs that run into tens of thousands.
Sizing, Ducting and Make-Up Air
Sizing is usually expressed either as a flow rate or as air changes per hour. A domestic bathroom is commonly specified around 15 litres per second, a separate toilet rather less, and a shower room used heavily or a commercial washroom noticeably more. What matters more than the headline number is whether the fan can achieve it against the duct it is connected to.
This is where most underperforming installations go wrong. A small axial fan is designed to push air through a short, straight duct. Give it five metres of concertinaed flexible ducting with two tight bends and it will spin happily while moving very little air. For anything but a short run straight out through the wall behind it, an inline centrifugal fan mounted in the roof void is the better choice, and it is quieter in the room as well because the motor is not above your head.
Make-up air is the half everyone forgets. A fan cannot extract air from a sealed room. If the door is well fitted and closed, the fan has nothing to draw in and the flow collapses. A ten millimetre undercut on the door, or a transfer grille, is what lets it work at all. Where a bathroom fan seems weak, this is worth checking before anyone replaces the fan.
Controls: Timer, Humidistat or Switch
A plain fan on the light switch is the cheapest arrangement and the least effective, because it runs only while somebody is in the room. A timer overrun keeps it going for a set period after the light goes off, which covers the period when the room is actually clearing. Fifteen to twenty minutes is typical.
A humidistat is better again for a shower room, because it responds to the actual moisture level rather than to a clock: it runs until the room is dry and then stops, which means it neither cuts out early on a long shower nor runs pointlessly on a dry day. For a toilet used for odour control, a timer or a simple switch is fine and a humidistat is wasted money.
On the electrical side, a bathroom fan is subject to the wiring regulations covering the zones around a bath or shower, which affects the IP rating the fan must have and where the isolator can be placed. The isolator generally sits outside the room. This is an electrician’s call rather than a guess, and it is part of why a fan swap is not quite the ten-minute job it looks like.
Older Houses, Complexes and Apartment Blocks
Johannesburg’s older stock throws up a specific version of this problem. In the 1930s to 1950s housing around Melville, Houghton, Rosettenville and the older East Rand suburbs, bathrooms were built with an openable window and no fan. Where a later addition, an enclosed stoep or a converted outbuilding has left a bathroom internal, mechanical extraction stops being optional and the walls are solid, so the duct route needs core drilling rather than a hole saw.
In townhouse complexes and sectional title blocks the constraint is different again. The external wall or the roof is usually common property, so a new discharge point needs body corporate approval, and in many blocks the bathrooms already discharge into a shared riser or shaft. Where individual fans feed a common shaft without backdraught shutters, one flat’s extract becomes the next flat’s supply, which is the usual explanation for smelling a neighbour’s bathroom in your own. Fitting shutters is cheap; diagnosing it as a shaft problem rather than a fan problem is the part that takes someone who has seen it before.
Guesthouses and small hotels, which Johannesburg has a lot of around the airport, are on a heavier duty again: every en-suite running several times a day, and a smell or a mould mark is a review. Those want commercial-grade fans and a service interval rather than fit-and-forget.
